Gate won't close on manual or auto

I have a single wooden gate with BFT Phobos arm. Opens fine but won't close on auto or manual. I can adjust the height of the gate and then it will close but not open. There doesn't seem to be a middle ground where it will open and close. Has worked fine until recently.
